To see if the Town will vote to authorize the Merrimac Municipal Light Department (“MMLD”) to sell land and buildings located at 10 West Main Street, acquired by MMLD by deed, Book 010716, Page 559, upon such price and terms and conditions as MMLD may deem appropriate, and to authorize the MMLD General Manager and Board of Commissioners to negotiate and execute any and all agreements and other documents, and to take all other actions as MMLD determines to be necessary or appropriate to accomplish the foregoing sale, with all proceeds therefrom to be appropriated solely to MMLD for light plant purposes.
Benefits to Moving MMLD Administrative Office to 20 Federal Way
- New facility at 20 Federal Way will have lower overall operating expenses due to efficiencies related to consolidating operations at one location. This includes lower costs of insurance, cleaning, utilities, telecommunications, etc.
- Combining MMLD’s operations into one location will increase working efficiency as personnel will not have to move between 10 West Main Street and 20 Federal Way. This will also help MMLD provide even better customer service.
- Renovating 20 Federal Way is significantly less expensive than keeping and renovating 10 West Main Street due to accessibility and life safety requirements required to renovate 10 West Main Street. In fact, the cost to fully renovate 10 West Main Street would exceed the value of the building.
- Moving to 20 Federal Way allows the Town to put the 10 West Main Street property back on the Town’s tax roll and earn tax revenue for the Town.
- Thus, selling 10 West Main Street, renovating and moving to 20 Federal Way will result in lower operating costs and rate savings for MMLD customers and increased tax revenues for the Town.
